About the Business Operations Department:

NYCEDC’s Asset Management Division oversees a vast and diverse portfolio, managing 65 million square feet of real estate and non-traditional assets across New York City’s five boroughs. 

This includes commercial and industrial properties, transportation infrastructure, energy resources, and more. 

Guided by a triple-bottom-line approach, the division aims to achieve economic returns, foster job creation, build equitable communities, and implement sustainable and resilient practices. 

The portfolio spans various property types such as retail, mixed-use/commercial spaces, industrial facilities, and transportation hubs like cruise terminals, freight/rail systems, and aviation assets, as well as cultural landmarks.

The Internal Controls team within the Asset Management Division plays a vital role in mitigating risks, safeguarding assets, and ensuring regulatory compliance. This department collaborates across Asset Management to improve efficiency, enhance business processes, and address potential risks.

Associate – Internal Controls Position Overview:

As an Associate in the Internal Controls team, you will work closely with the Assistant Vice President to review and strengthen key business processes within the Asset Management Division. 

This role involves collaboration with various departments, such as Portfolio Management, Property Operations, Lease Administration, and Energy, as well as coordination with divisions like Real Estate Transactions, Accounting, and Finance. 

Your work will support the division’s efforts to maintain and enhance internal controls and operational effectiveness.

Key Responsibilities:

  • Support the Assistant Vice President in conducting detailed reviews of business processes within Asset Management.
  • Gather and analyze data to identify trends and patterns in operational activities.
  • Develop process maps and models to illustrate current and future workflows.
  • Propose actionable solutions to improve business processes based on data insights.
  • Share findings, recommendations, and progress updates with stakeholders and management.
  • Participate in testing and validating new systems and business processes.
  • Identify opportunities to enhance internal controls and improve overall process efficiency.

Qualifications:

  • Bachelor’s degree in Accounting, Finance, Economics, Data Analytics, or a related field.
  • 1–3 years of experience in business or data analysis.
  • Strong analytical skills and familiarity with tools used for problem-solving.
  • Effective written and verbal communication skills, along with proven project management abilities.
  • Proficiency in Microsoft Office and other business analytics software.
  • Knowledge of contracts, commercial lease agreements, real estate regulations, and construction projects.
  • Ability to build and maintain positive relationships with senior management, colleagues, and external partners in a professional, team-oriented environment.

Salary Range: $67,000–$69,000 USD
